Custom rating tool development question

Hi All,

I am working on a new development in which the client would like to obtain a Green Star rating. However, the building is mixed-use (office, retail and residential) and it seems there is no Green Star rating tool that applies to the specific building type. Can anybody give me advice/guidance on how to go about developing a custom rating tool in collaboration with the GBCSA? Is it even possible? What steps are required and what are the estimated timelines?

Hi Devan

The best would be to get in touch with the GBCSA technical team, but below is my experience from having gone through the Custom rating tool development process.

  • Yes, it is possible to achieve a rating, especially with that occupancy mix.
  • Contact the GBCSA and they will send you full details on the ‘Custom Rating Process’
  • If anyone else has developed a Custom tool for a similar building type, the GBCSA will make this available for you to use as your initial basis. You then review the tool and suggest any changes, updates, omission or addition of credits in order to make it applicable to your building.
  • The GBCSA will then have your tool ‘peer reviewed’ before giving you the go-ahead to use your new ‘Custom Tool’. The peer review will cost your client in the region of R50k additional I believe. Please confirm with the GBCSA though.
  • Last note - they will want to see that an experienced Accredited Professional has undertaken the Custom process, so depending on your Green Star experience, you may wish to bring onboard a specialist to help you put together the Custom Tool.
